When Flor and I moved to the Philippines in 2008 we decided to rent for some time and see if and where we were going to buy a property to live. We decided to do it this way so we were not in a hurry and could make a better decision and choose a house which fits our needs and wishes well. We are currently renting in a quiet subdivision in lower Antipolo, east from the National Capital region. It is about half an hour driving to Cubao, 10 minutes to Marikina town proper and more or less one hour to Makati, all depending on the traffic. Now we like to go a litle further from this crowded and often flooded city. We live here now for almost three years and during these years we have been checking available properties but so far we didn’t find the ‘perfect’ place. We use the internet to search because that’s the easiest way and available every day without leaving the house. There are many websites where people and agents advertize the available properties. Problem here is that there’s often very little pictures or information mentioned. Those advertizers sometimes even do not mention proper [...]

Comments

July 11, 2011, Vicmico writes: Jan,

There's a new site that came up for real estate in the Philippines: BahayKubo.com.ph
The site seems very professional, clean, and simple. It offers free real estate classifieds--there's even a section where you can post "looking for/wanted" ads for agents to contact you with offerings--and even a discussion board to connect with the community if you want to. It's pretty new, but seems to be garnering a lot of attention from agents. In just a week has hundreds of listings posted. You can check it out at http://bahaykubo.com.ph/

While it's only in its infancy now, the only place it seems to be headed is up. Might as well try it out; afterall, it's free.

July 21, 2011, Jan writes: Thanks, I have send you private mail and wait what comes

July 26, 2011, filmguy writes: I did extensive research as well and what I found out is the cheapest way to do it. I know you won't like the answer but here it is. buy a lot and build it yourself or almost. I am bringing my relatives from a different province and they will build a shack to live in while they build my house. I will be there everyday and so will my asawa who is relentless with her family. I am going to build a 3000 square foot house brick and steel for less than 50 thousand usd. I have checked and rechecked all the figures. the lot is paid for so thats my plan. Bigger pain in the ass but in the end you get what you want. I let my filippino relatives deal with the permits which are not a big deal in Baguio. Also I am selling a 2500 sq m lot in baguio and when that sells I will begin the build.I am sure you know if you get out of the Manila area it's cheaper. Also Angeles city seems to be the most corrupt from what I know. good luck my friend.

July 26, 2011, Jan writes: Hi Filmguy,
I agree with you that building yourself is the only way to get precisely what you want. And it will be cheaper as well.
Problem is that you have to be at the site every day. For us that's a little bit a problem because of the distance (with traffic 2 or more hours, one way). Going into a hotel for this time is no option. That's the reason we try to find a house which suits us and we can make changes later if necessary.
Thanks for your vision......

September 4, 2011, Ewald writes: Hallo Jan,

Last weeks I haven’t been writing much for this blog. The main reason is that we are looking intensively for a lot to build our own house. Regular readers of this blog know that currently we are renting a place in Antipolo, not far from the boundary with Marikina and Cainta. A flood prone area after Ondoy typhoon. Although our street not has been flooded, the area around us was. Some places not too far from us even have more than 1 meter (4 feet) of water in the houses. This is one of the reasons that we are looking for a place which is not flooded and as a second request: has a good security. First we were thinking of staying here in the neighborhood (Antipolo, Marikina), but after the flood from typhoon Ondoy and the landslides around Antipolo, we have decided to go somewhere else. We have been thinking of moving to the province (Bicol, the home region of my wife), but we have decided not to for several reasons. We are now focusing on nice, well guarded subdivisions in Laguna and Cavite provinces, more specifically Santa Rosa, Silang, San Pedro, Biñan, Carmona and surrounding tows and cities. Hope all is well there. I have learned a lot from this as well as other expat blogs. Trying to learn the ways of a new place is never an easy task, thankfully we amateurs have guys like you to learn from.

Although I am not currently married or have a filipina gf, I do enjoy Asian cultures so much. Although I have traveled to the other big 3, Korea, China, and Thailand, I will be making my first landing in the Philippines this Dec. I'll be spending about 40 or so days guaging if its a country I might like to retire to. I'm about 6 years from retirement, and will be aged 47 at that time. I have already started gathering and storing things that I know I will need there or quite possibly in Thailand. I currently work abroad already and have absolutely no desire to live again in the States, many, many things that I thought were important while living there, are simply not anymore.

Anyways, keep up the great work on your site here. I think its only going to get better and better.
Oh! and good luck with you property search. Hope you find something you and your wife really like.

October 22, 2009, Jan writes: Ken,
Thanks for stopping by at my site.
and I would say: welcome to the Philippines, already.
To know the country you have to travel a lot. Prepare yourself for that. Going from one place to another can be time consuming, because infrastructure here is not like it is in the US.
I hope you are going to like this country as I do.

Tagaytay is a little more expensive, especially if one chooses the subdivisions with lake view. Most of the subdivisions on the other side of the street on the rim are much cheaper. One thing I am sure you have found out that those places you see on the Internet are sure a lot different then when you see them in person.
My sister-in-law in Metro Manila told us about a subdivision that was near her that was really great, we looked at on the Web before we got to Guimaras. Seemed like a nice place. Checked out it when we visited my sister-in-law, the place was a dump! I'm sure you will find something suitable.

November 3, 2009, Jan writes: Hi Dave,
You are right about the internet pictures. They all seem to be nice places, but when you visit them, they do not look that nice at all. Sometimes you can only reach those places by going through a long road with slumb areas on both sides. That's the reason we are visiting a lot of places first before contacting the seller. We have to like the surrounding area first.
I am sure that we will find something in the near future. I'll keep my readers posted about it.

November 17, 2009, rienus ernst writes: Hello Jan

Very quiet neighborhood, 24 hours security and a common pool.
The reason we are selling is that it's too far from Mindanao and we have so little time.
Asking price 4M.

After renting our house for several moths now, we are ready to buy a house or a lot and build ourselves a house. Right now we are busy looking for a property to buy. We have been looking around where we would like to settle down and we have decided it will be or Antipolo City somewhere in the hills, or the Laguna-Cavite region, but not too far from SLEX (South Luzon Expressway). The Filipino style of house building is not my style, most rooms are too small and the quality of plumbing and electricity is not always good. Therefore we are more looking for a residential lot where we can build our own design house and take care for the use of the right materials and the way of installing the plumbing and electricity. Our wishes are simple: a well guarded and safe subdivision with easy access from a high way. Aside from that we like a good water supply, the garbage collection should be regular, no flooding and a good sewer system. We have been inspecting already several lots and houses, but so far we didn’t make any decision yet. We have been checking the internet a lot, [...]

Related posts:

buying real estate tips
On several sites on internet I have found a lot of tips and other useful stuff what you need to know if you like to buy a property in the Philippines.
I’m writing today about renting or buying a house to live in. Moving to the Philippines requires a lot of things to take care for. One of the very important things is where you are going to live. If you are a millionaire like Bill Gates, you don’t have to worry about all this. You just buy a nice place somewhere in Makati or Alabang where all the other very rich people live. In that case you don’t have to read this blog further. But: If you are NOT a millionaire, and you have to budget your money like me, then this might be something for you to read and think about it, maybe it’s useful. Renting or buying a house when you arrive in the Philippines, that’s a difficult decision. It depends on a lot of things. First there is your financial situation Your family situation (with or without children) The number of years you intend to live here The type of house you like to live in The town or region you intend to live How secure you like the place And many others My advise to you is to rent a place for the first year. During [...]

Comments

August 9, 2009, Rienus writes: they have not the guts to say that in your face.

My wife is a Filipina and her son lives in GMA, Cavite and pays about $120. rent for a 3 bedroom house. He paid about the same in Cabuyao also. I met aguy a couple years ago that said he rented a small house on the beach in La Union that cost him about $120.oo, and his electric bill was about $80.00 while running the aircon 24/7. I hope I will be able to find a similar deal in December. I want to live near Tagaytay, naybe Mendes. If you have any info on it I would appreciate it.

February 8, 2010, Jan writes: Mike,
Thanks for stopping by at my website.
I think it is possible to find a house for rent in the Tagaytay region for less than 10.000 pesos. Especially when you go a little into the towns around Tagaytay like Mendez, Alfonso or Amadeo. It all depends on the type of house and the quality of it, and the location. The best would be to just drive around and look for signs along the street.

September 6, 2010, Todd writes: Hi Jan

I was wondering how much approx a basic one bedroom place outside cebu would cost. Also sorry for the stupid question but is it easy to get internet access installed in this apartments and what would be the cost/ speed?

Thanks for your help

September 7, 2010, Jan writes: Hi Todd,
Thanks for visiting my website.
I am based near manila, so I do not know much about Cebu. There are several websites wher you can find more info and prices about real estate for sale and for rent. Check Ayos Dito. Cebu is in region VII.
But there are many more. It depends on the search terms you use.

Internet is no problem. There are several providers to choose from. Prices vary and are depending on bandwith.

October 11, 2010, Mark writes: Hi Jan...

Nice blog and some good info...

On the topic of rental real estate / condos / apartments, I respect your claims that rents are as low as you state, but that is not what I am finding... I am considering living in the PI for a while and have been searching the online real estate websites and the prices are much, much higher than the $100 - $120 a month as stated in this article... Especially anywhere near Manila... Can you clarify -or- am I just looking in the wrong places for prices???

October 11, 2010, Jan writes: Hi Mark,
Thanks for visiting my website and for the comment.
There are lots of websites with adds for rentals. Lots of people who are looking for rentals also buy newspapers. Newspapers and special add-periodicals are used more for houses for rent. If you are able to get such papers, you will find something suitable.
House rentals in the greater Manila area are higher than in the rest of the country. This is normal and you will see this all over the world. Larger cities are always more expensive. But it is still possible to rent a townhouse or bungalow in the metro area for 10000 to 15000 pesos a month. Only NOT in the expensive areas like Makati and others.

October 11, 2010, David writes: The Pinoy Karoake, alcoholism, kids walking half naked, toddlers roaming in the streets late at night, underage minors doing illegal stuff and beggards.
It is chaotic and unpleasant sometimes to witness all this mess, but it is a reality in my opinion of decaying society in despair.

Yet, there is decent people, others are quiet, others just got a blind eye about it, because it is not their responsability. In other words it is a divided community. Between the rich and the poor.

I opt to move the hell out of town, away from that dragging madness, into a more private area. My wife and I bought 214 sqm lot, and know we are almost completed with our house project. The good thing about it, I will put some serious miles between my in-laws and that barrio life style.

We will be living near Tagatay, not so close to Taal but at a respectible distance from "El Barrio." It is a good feeling to be able to ride my mountain bike again, better oxygen, and healthy for my kid.

October 12, 2010, Jan writes: David,
You are right, and you are lucky to be able to leave the city and relocate in a more quiet place.
